    Completing the 2005 Renovation

    The previous owners of 31-81 had started a huge fix and flip renovation effort shortly after acquiring the in 2004. Work that had started in 2004 had stopped in the months leading up to closing. Immediately after taking ownership of the property, we set to work with a licensed/bonded/insured team of professionals comprised of engineers, plumbers, electricians, landscapers and masons to both correct the earlier work and complete the overall project.

    Backyard Cleanup and Concrete Removal

    The prior owners partially completed 2005 renovation included putting sod down throughout the backyard. Shortly after closing and taking over the project, patches of sod started turning brown. After a little bit of digging unearthed a substantial amount of concrete buried an inch or three below the dirt that the sod covered. We contracted Veragood Contracting Corp of Brooklyn NY to help dig up, remove & dispose of the cement throughout the yard.

    Chimney Maintenance and Updates

    The Chimney was one of the items the initial inspection uncovered as needed correction.

    Upon inspection the flue pipe inside of chimney had been damaged with the exception of the top 6-8 feet and at base of chimney. Brick and mortar were seen in the space where the flue pipe had been damaged. The chimney needed to be brought up to code in order for the buildings gas to be restored.

    Because the chimney did not meet code requirements, the owners contracted U.S. Chimney Corp of East Meadow NY to perform the following work:

    • Brick/mortar and debris removal
    • Installation of a lining system
